Analysis of the site and its vicinity. Determination of possible technical and economic indicators, functional designation, evaluation of cost efficiency, and application of the results for preparation and issuance of the basic municipal permit document (GPZU).
Territory analysis for definition of technical and economic indicators, site design, transportation and pedestrian routes plan, spatial conceptualization with feasibility report, visualization materials
The main architectural layouts (floor plans with room schedule, cross sections, optional facade alternatives, general concept of main design and construction decisions, a brief description of the project site, the main technical and economic indicators, results of efficiency calculations for the design, data on the scope of construction and installation works, number of required parking places and other indicators regulated by standards. The conceptualization serves as the basis for development of design documentation at the project stage.
Project documentation is developed in accordance with the requirements of Russian Federation administrative regulation #87, in the amount that will permit the client to obtain a positive expert review conclusion and permission for construction. The designer will participate in the support of the project decisions during the expert review.
Coordination of design works among all subcontractors in accordance with local standards and rules. Obtaining approval of project documentation by authorities conducting the expert review.
Documentation to be distributed directly to the site for construction works. The documentation contains all required information for construction of the facility (pivotal spots, details, specifications, etc.)
During design process, the results of different calculations (quantity of construction materials, volume of works, parameters of engineering equipment) are obtained for preparation to submit a bid. The Client manages the bidding process on the basis of this documentation in order to choose suppliers of materials and equipment, and also a General contractor.
Is carried out to ensure compliance of construction and installation works on site with the issued shop drawings.
When shop drawings are prepared by the General contractor, or any other contractor, the designer or architect shall supervise such works to ensure compliance with design decisions developed by the architect during the design stage.
